UK Mortgage Advisers & Brokers for Expats in China
UK mortgages for expats living in China
Living and working in Shanghai, Beijing, Shenzhen or elsewhere in China and looking at UK property? We are specialist UK mortgage advisers and brokers helping China residents buy, remortgage and refinance in the UK.
- Income in renminbi (CNY) considered
- Purchases, remortgages and buy-to-let
- Handled remotely in your time zone
Why expats in China use a specialist broker
Many UK high street lenders decline applicants living overseas or offer them only limited products. We search the wider market, including specialist and private banks, to find lenders that accept residents of China.
Renminbi income accepted by selected lenders
A smaller number of UK lenders accept income paid in renminbi, so knowing which lenders will consider China residents is the key first step.
Plan your deposit transfer early
China's foreign exchange rules limit how much individuals can convert and send abroad each year, so we recommend planning your deposit transfer early and taking local advice.
Family and investment purchases
Many clients in China buy UK property as an investment or for family members studying in the UK. We explain the lending options for each route.
What we can help with
Buying a UK home or investment property, remortgaging to a better rate, releasing equity, switching a former home to buy-to-let, or buying through a UK limited company. All arranged remotely while you live in China.

UK mortgage questions from expats in China
Answers to the questions we are asked most often.
Can I get a UK mortgage if I live in China?
Yes, although fewer UK lenders accept China residents than some other countries. A specialist broker takes you straight to lenders that will consider your residency and income.
Will UK lenders accept my income in renminbi?
Some specialist lenders accept CNY income, usually with an allowance for exchange rate movements. Income paid in US dollars, Hong Kong dollars or sterling can widen your options.
Can I buy a UK property for my child studying in the UK?
Often, yes. There are several ways to structure a purchase for a family member at university in the UK, and we can explain which lenders and structures fit your situation.
How much deposit will I need?
For expats and foreign nationals, lenders usually require a deposit of between 25% and 30% of the purchase price, depending on the lender, your residency, income and the type of property.
